Beihao Home, a subsidiary of Beike, has won its first land acquisition in a first tier city with a bid of 697 million yuan for residential land in Fengxian New City, Shanghai

On December 31st, the second day of the eighth batch of centralized land supply in Shanghai, Beihaojia (Shanghai) Real Estate Co., Ltd., a subsidiary of Beike, the largest real estate intermediary platform in China, won the 17-02 plot of Unit 10 in Fengxian New City, Fengxian District, Shanghai for a total price of 697.15 million yuan after 17 rounds of bidding. The premium rate was 13.89%, and the transaction floor price was about 227800 yuan/square meter.
The transfer documents show that the plot of land is planned for ordinary commercial housing, with a transfer area of 15303.6 square meters, a plot ratio of 2.0, and a suspended price of 795.7 million yuan. According to the promotional materials of the plot, the plot is 0.3 kilometers away from Fengxian New City Station of Metro Line 5, and there are 13 bus routes around it.
According to the transfer documents, the construction area of small and medium-sized residential buildings within the local plot shall not be less than 40% of the total residential construction area of the plot, totaling more than 12242.88 square meters. The design and construction standards for small and medium-sized residential buildings are: the building area of multi story residential buildings shall not exceed 100 square meters, the building area of small and high-rise residential buildings shall not exceed 110 square meters, and the building area of high-rise residential buildings shall not exceed 120 square meters.
This is the first time that Beihaojia has obtained residential land in Shanghai, and also its first successful "land auction" in a first tier city. Xu Wangang, Vice Chairman of Beike Group and CEO of Beihaojia, stated that the Shanghai Fengxian New City project is Beihaojia's second self operated project after the Chengdu Jinsan H12 plot project.
According to news from Beike, Beihaojia was established in 2023 as the "third wing" of Beike Group's integrated three wing strategy. Beihaojia is positioned not as a traditional developer, but as a data-driven residential development service platform. At present, the "1+2 model" of Beihaojia has been implemented in cities such as Xi'an in Shaanxi, Beijing, and Hangzhou in Zhejiang.
In 2025, Beihaojia will focus on conducting business in more than ten cities including Beijing, Shanghai, Guangzhou, Chengdu, Xi'an, Hangzhou, Nanjing, and Wuhan, and continue to promote the construction of a new real estate development model of "people determine houses, and houses determine land" with the C2M concept.
